Core Web Vitals in real estate: 109 domains measured

By Christian Schreiber · Updated

Real estate sites live on property imagery and search filters. Both are expensive for the browser, and both are expected instantly.

For Core Web Vitals, real estate ranks fifth of 18 industries, behind media and publishing, ahead of trades and local services. All medians stay within Google's thresholds, closest to the limit is INP at 155 ms against 200 ms.

What usually slows real estate down

Listing galleries regularly ship images at print resolution, and map modules load a JavaScript bundle of their own. Property search is often layered client-side over a large data set that has to be fully loaded before the first filter responds. Server-side filtering and deferred maps remove most of that.

Which real estate pages to test first

Enquiries happen on the listing detail page, so test a typical property with its full gallery and map. The search result page with active filters is the second candidate. Agents who show listings through an embedded feed from a software vendor should test the page the way visitors see it, feed included.

Which metric is at risk in real estate

LCP is usually the first gallery image, often delivered at the original size from the agent's camera. INP is at risk on search pages, where every filter change recalculates a long list in the browser. Layout shifts come from map containers and contact forms that receive their height only after their script has loaded.
